What happens on the job
- Confirm the tank size, fuel type, location and venting so the price is accurate
- Drain, disconnect and remove the old tank
- Install the tank you provide, make the connections and check for leaks
- Test the heater and explain how it should be running
The $500 is labor only, for a standard 40 to 50 gallon tank install where you supply the unit. If you would rather not shop for the tank, ask and we will quote the unit and haul-away of the old one as well. Fuel type, access, venting and what code requires at your address are confirmed before any work, and anything unusual is quoted first.
Seattle cost guides published in 2026 show a complete tank water heater replacement, unit included, at $2,100 to $5,800 installed. That range includes the heater itself, so it is not a like-for-like comparison with a labor-only price. Add the cost of the tank you choose to our $500 to see your total.
Washington expects water heaters to be seismically strapped, and rules on permits and venting vary by city and by setup. Ask when you call and we will cover what applies to your job when we confirm the price.
